Line by line
The box. A one-trip 40ft high cube runs $4,000–7,000 delivered short-haul. Used cargo-worthy saves $1,500–2,500 but budget for rust remediation.
Delivery. 15–40% of the box price depending on distance and crane needs. A tilt-bed drop on accessible ground is cheap; a crane day is $800–2,500.
Cut-ins. Every door and window opening is $500–1,500 cut, framed and sealed. The glass-end wall everyone wants: $2,500–4,000.
Insulation. Closed-cell spray foam is the only system that handles steel condensation in most climates: $2,500–5,000 for a 40ft.
Foundation, utilities, permits. The lines the ads skip: piers or slab $3,000–12,000; septic/well or hookups $5,000–30,000; permits vary by county from $500 to five figures — check our state-by-state permit guide.
